The East Highline 160 is a carrot and alfalfa farm located approximately 5 miles east of Holtville, near the community of Date City in Imperial County, California. The farm is situated in the southeastern portion of the Imperial Valley along the East Highline Canal, in an area widely known as the “Carrot Capital of the World,” a title celebrated annually by the city of Holtville during its famous Carrot Festival.
The ranch was originally developed more than 80 years ago by Loma Land Leveling Co. and has remained under agricultural operation for generations. Today, the property consists of approximately 156 acres of highly productive farmland, composed primarily of Class II Indio and Vint soils, with smaller portions of Class III Meloland and Holtville soils. These soil types, combined with modern drainage and irrigation infrastructure connected to the East Highline Canal, make the farm exceptionally well suited for high-value crops such as carrots, onions, and alfalfa.
The farm is currently being utilized for alfalfa production under a one-year lease agreement valued at $400 per acre, providing immediate and stable agricultural income. Due to the region’s strong demand for specialty crops like carrots and onions, the land also holds the potential for crop rotation strategies that significantly increase agricultural productivity and rental value over time.
Operational Strategy and Investor Returns
The investment model for East Highline 160 is based on multiple agricultural revenue streams. Income is generated through crop production agreements, farmland leasing to experienced local operators, and participation in regional agricultural efficiency programs such as the Imperial Irrigation District’s On-Farm Efficiency Conservation Program (OFECP). These programs reward farms that improve irrigation efficiency and water conservation across the Imperial Valley.
By combining stable land leasing income, high-value crop production potential, and agricultural efficiency incentives, the project is designed to generate strong recurring cash flow. This diversified agricultural revenue structure allows the investment to target average investor returns of approximately 7% per month, while also benefiting from long-term appreciation of premium farmland in one of California’s most productive agricultural regions.
